Ready for the market? Some tips to help you "Move Things Along";
1. THINK LIKE A SALES PERSON! If your home is on the market--it is now
a product. Sell it like you mean it.
2. DE-PERSONALIZE! We love our cherished photos, but take them down!
Buyers should concentrate on the house--not family photos.
3. USE THE FIVE SENSES.
a. What do people see from the outside? Use flowers, mulch, fresh
paint on the door and a new welcome mat.
b. What do they hear? Faucets dripping? A barking dog? Run Forest
Run! Put Fido and Fluffy away. Play some soft music.
c. What can they smell? Again, you may no know it, but there may be
some pretty stinky scents lurking... Pets, carpets, what you cooked
that morning for breakfast! Pay attention.
d. What do they taste? Yup, consider baking some fresh cookies,
setting out a pitcher of lemonade, or staging the patio so they can
envision themselves giving a backyard party for friends or family.
e. What do they feel? The buyer wants to feel welcomed, feel like this
could potentially be their house--you need to stage it as such.
Take out your emotion(s) because it needs to be all about them.
Note:
Consider hiring a staging professional. You need someone with a unique touch, resources, and knows how to "play the game." Typically, staged homes spend less time on the market. Staging costs money, but it is much less than having to drop your asking price! Visit the National Association of Realtors for tips, tricks, and advice.
